Exterior Painting Cost in Toronto: A Complete 2026 Guide for Homeowners

Author: Sherman Lionel, CEO and Owner, Shaq’s Painting Inc.

After leading 50+ exterior and interior painting projects across the GTA, from century homes in Lawrence Park to Etobicoke semi-detached houses and Scarborough bungalows, I have been asked the same question hundreds of times:

“What is this actually going to cost me?”

The honest answer is: it depends.

But “it depends” is not useful when you are trying to budget, compare quotes, or figure out if you are being taken advantage of.

So here is a transparent breakdown. This is the same information I share with every homeowner who calls Shaq’s Painting for a free estimate.

What Does Exterior Painting Cost in Toronto in 2026?

Based on what we see quoted across the GTA market, exterior house painting in Toronto typically costs between $3.50 and $6.50 per square foot of paintable surface area.

For most homes, total project costs fall within the following ranges:

Home TypeEstimated Cost
Bungalow, 800 to 1,200 sq ft footprint$4,000 to $7,000
Semi-detached home$5,500 to $9,000
Standard 2-storey detached, 1,500 to 2,000 sq ft$8,000 to $14,000
Large or Victorian-style detached home$14,000 to $20,000+

These figures assume proper preparation, two coats of premium exterior paint, and clean-up included.

They do not include major structural repairs like replacing rotted boards or re-wrapping soffits. Those are usually scoped and quoted separately.

A Note from Sherman

At Shaq’s Painting, every exterior painting service quote is fixed and written before a single drop of paint opens.

What is in the quote is what you pay.

No hourly overruns. No surprise add-ons on invoice day.

I have seen too many Toronto homeowners blindsided by vague verbal estimates. It is one of the main reasons I built the business around written fixed pricing from day one.

The 7 Factors That Determine Your Exterior Painting Cost

No two homes paint the same way.

Here are the main variables that affect what you are quoted for exterior painting in Toronto.

1. Home Size and Paintable Surface Area

The most obvious factor is size.

Larger homes have more surface area, which means more paint and more labour hours.

One thing homeowners often do not realise is that paintable surface area is not the same as floor plan square footage.

It accounts for wall height, number of storeys, dormers, porches, trim, and any exterior surface that actually receives paint.

2. Surface Condition and Prep Work

This is where most of the real work lives.

It is also where budget contractors cut corners.

A proper exterior paint job starts with power washing to remove grime and oxidation.

Then comes scraping and sanding loose or peeling paint, caulking gaps and cracks, priming bare wood, and addressing any mildew or rot before a single finish coat goes on.

If your home has not been painted in a decade, or if the existing paint is visibly peeling, expect prep to take significantly longer.

That adds to the cost, but it is not optional.

Paint applied over a compromised surface can fail in 2 to 3 years.

Done right, an exterior paint job in Toronto should last 8 to 12 years.

From My Practical Experience In Toronto Homes

On older Toronto homes, particularly Victorian and Edwardian detached houses in neighbourhoods like Rosedale, East York, and the Annex, I regularly find layers of old paint with poor adhesion underneath.

Skipping proper prep on these homes is the fastest way to waste a client’s money.

I would rather spend the extra hours doing it right than have someone call me back two years later with a peeling job.

3. Paint Quality and Product

The paint itself matters enormously for exterior work in Toronto’s climate.

Our city puts exteriors through a punishing cycle: harsh winters, freeze-thaw conditions, humid summers, and UV exposure in between.

At Shaq’s Painting, we use professional-grade exterior paints. These products are built to flex with temperature changes instead of cracking and peeling under them.

Every product used is documented in your written quote before work begins.

Premium paint costs more per litre.

It also covers better, requires fewer coats, and holds colour longer.

For exterior work especially, this is not a place to save $200 and spend $3,000 repainting in four years.

4. Architectural Complexity

Homes with cornices, detailed trim, multiple gables, shutters, or decorative fascia take considerably longer to paint.

Each element requires careful masking and hand brushwork.

A straightforward rectangular bungalow and an ornate Victorian with several trim colours are priced very differently.

That difference is reasonable because the labour requirement is completely different.

5. Height and Site Access

A standard two-storey home can usually be reached with extension ladders.

A three-storey home, a property on a steep lot, or a house with narrow side yards may require scaffolding.

This can add $500 to $3,000+ to the job depending on the setup required.

Difficult access slows down every part of the work.

6. Number of Colours

A single body colour with contrasting trim is a classic and cost-effective approach.

Each additional colour adds masking time, drying intervals, and careful cut-in work.

If you are working within a tighter budget, simplifying the colour scheme is one of the easiest ways to bring a quote down without compromising quality.

7. Labour: The Biggest Line Item

Labour accounts for 70 to 80% of an exterior painting project.

Toronto is one of Canada’s most expensive labour markets, and exterior painting is skilled, physically demanding work.

This is also why quotes from different contractors can vary by thousands of dollars.

Always ask what is actually included before comparing numbers.

When Is the Right Time to Paint Your Home’s Exterior in Toronto?

Exterior paint needs the right temperature and humidity to cure properly.

In Toronto, the best windows are June and September.

These months typically offer 18 to 25°C temperatures, moderate humidity, and fewer rainy days than spring.

July and August are peak demand months.

That means less scheduling flexibility and higher prices.

Late April and May can be too wet and too variable.

November through March brings freeze-thaw conditions that make exterior painting impractical and can cause fresh paint to fail before it is even cured.

Best Booking Tip

September is often the smartest month to schedule.

You get ideal weather, slightly more flexibility from contractors, and you beat the winter with a fresh coat of protection on your home.

At Shaq’s Painting, we offer free on-site estimates and typically respond to quote requests within 2 hours during business hours.

Business hours: Monday to Saturday, 8am to 7pm.

If you are thinking about painting this season, now is the time to get on the calendar.

What to Look for When Hiring an Exterior Painter in Toronto

Toronto has no shortage of painting contractors.

Here is how to separate the ones worth trusting from the ones worth avoiding.

Ask for a Written, Fixed Quote

A reputable contractor gives you a document that specifies what surfaces are included, what products are being used, how many coats are included, and what prep is in scope.

That number should be your price.

If a contractor only gives you a verbal estimate or quotes hourly, that is a risk you are taking on.

Verify Insurance and WSIB Coverage

Ask for proof of liability insurance, at minimum $2 million, and a WSIB clearance certificate before anyone sets foot on your property.

This protects you if there is an accident or damage.

You can verify WSIB status directly through the WSIB online clearance tool.

Find Out Who Is Actually Doing the Work

Many painting companies are essentially brokers.

They quote the job, then assign it to a subcontractor you have never met.

Ask directly: will the person who quoted this job be on-site during the project?

At Shaq’s Painting, Sherman is on every single job from estimate to final walkthrough.

No subcontractors. No crew swaps.

Check Reviews Carefully

Look at Google and HomeStars reviews.

Pay attention to recency, specificity, and how the company responds to any negative feedback.

At Shaq’s Painting, our 5.0 Google rating comes from verified GTA homeowners.

We ask for reviews only after the final inspection is complete and the homeowner has signed off on the work.

That is what makes a review rating meaningful.

Ask What the Guarantee Actually Covers

A real satisfaction guarantee means the contractor comes back and makes it right if something is not done to standard.

Ours is unconditional.

Every project. Every time.

Why Proper Exterior Painting Is Worth the Investment

A well-executed exterior paint job does more than improve curb appeal.

It protects your home’s envelope from moisture penetration, UV damage, and the physical stress of Toronto’s freeze-thaw cycles.

It also makes a strong impression, whether you are staying put for another decade or thinking about selling.

The key variables are prep and product quality.

A job done right includes proper surface preparation, correct primer, and premium exterior paint.

That kind of exterior paint job should last 8 to 12 years in Toronto’s climate.

A job done on the cheap often needs repainting in 4 to 5 years.

At that point, you may spend more than if you had done it properly the first time.
